Architect Pierre Koenig designed the Modernist style house for Martin A. Schwartz and Melrose S. Cunanan in 1994. The 4-bedroom, 4-bath home is currently (December 2023) listed for sale and described in part as "demonstrating a mastery of materials, sensitivity to the environment, and a harmonious relationship with nature. In a celebration of structural steel, the home is held aloft by four heroic columns, minimizing the impact on the site. The living space has then been rotated on axis thirty degrees, focusing on the southern exposure and capturing on-shore breezes to conserve energy. Less an object in the landscape than a machine that dissolves the boundary between indoors and outdoors, the home is a study in restraint, and views through floor-to-ceiling glass provide the most elegant wallpaper in the world. Architect Pierre Koenig designed the Modernist style house for Robert and Alice Beagles in 1963.The 4-bedroom, 3-bath home in 2.467 sf is currently (August 2022) listed for sale for $4.5M and described in part as "Once again, as with Case Study House #22, the Stahl House, the architect demonstrates his appetite for challenging hillside sites with a rigorous, highly intellectual approach to design and a mastery of concrete, glass and steel.
One of only two Koenig houses sided with stucco, as opposed to steel decking, this home is unique, and a living testament to the lasting philosophy of Less is More. Using an inverted plan, the street-level entrance leads directly to the second floor, with public spaces oriented around a central two-story core, anchored by a wood-burning fireplace at the heart of the home.
Full-height glass walls on the main elevations capitalize on the tremendous views, and every room connects directly to the exterior with large sliding doors, including an outdoor dining area next to the kitchen, and a sun deck off the lower-level living room. All original finishes remain intact, with exposed structural steel, book-matched cabinetry, hardwood floors, and vintage Formica".

The 2-bedroom, 2-bath home in 1280 sq. ft. is currently (October 2018) on the market listed for sale for $3.6M and described in the listing as " designed on a north/south axis in order maximize sunlight in the winter and screen it out during the summer. Innovative steel paneled walls at the front and back provide privacy from the street below and hillside houses above while glass walls on either side allow the airy interior to open up to the landscaped yard. In the late 1990's Koenig was invited back to oversee the restoration of the property earning the City of Los Angeles Historic Preservation 2000 Award of Excellence. The house is listed on the National Register of Historic Places and was designated a Los Angeles Historic Cultural Monument (No. 669) in 1999.
