Architect Gregory Ain originally met Albert Tarter through the motion picture cartoonists' union whose members met in January 1946 to discuss forming a housing cooperative. The group, consisting of 15 members of the union, called itself "Community Homes". Within weeks, 88 families had subscribed to the plan. The group drew up by-laws and purchased 100 acres of land at the corner of Victory Boulevard and White Oak Avenue. The project was to be the first fully conceived social and aesthetic solution to Los Angeles housing shortage in the post war era.

Ultimately the FHA rejected the plan due to the fact that the project was to be integrated, at a time when the agency openly advocated racial segregation of minorities. Tarter, an animator, would retain Ain to build a house for him on a hillside lot in Los Feliz, adapting one of the original plans from the Community Homes project.

Between 1935 and 1948, Gregory Ain had worked at twelve different office locations. The completion of the firm's office on the border of the Los Feliz and Silver Lake neighborhoods of Los Angeles marked the beginning of an era of stability as the principals began to enjoy a measure of success.

James Garrott, only the second African American to gain an architect's license (after Paul R. Williams) shared the office space, however Garrott worked almost exclusively independent from the others. He was a friend of Gregory Ain, and Ain was instrumental in advancing Garrott's career. Architects Antony Unruh and Trish Boyer currently occupy the office space, located at 2311 Hyperion Avenue.

Architect Gregory Ain designed the two houses for Ansalem A. Ernst, the first sought to "densify the hills near Hollywood by occupying a small site that was previously considered unbuildable", according to Ain biographer Anthony Denzer. The 3-bedroom, 3-bath house in 2082 sq. ft. is currently (August 2016) on the market for the first time in over twenty years and described in the listing as "iconic home features serene indoor/outdoor flow with sweeping canyon views. Artfully sited on a wide lot with mature trees & meandering paths, Ain's visionary philosophy is displayed in the original features & details throughout, with pure lines reminiscent of mentor Richard Neutra.

On the main level, the under-lit entryway leads into a living room with expansive walls of glass, high ceilings, a dual level fireplace, and outdoor deck. The kitchen features original cabinetry and a panoramic view from the breakfast nook.
